Summary:
Oversees all building, grounds, and equipment maintenance for the company. Responsible for ensuring that the facility is safe, up to code, and fully operational. Oversees the security and safety of the buildings and grounds. Directs and coordinates the activities of workers, vendors, and outside contractors engaged in the repair, maintenance, installation, or replacement of machines, tools, and equipment. Directs and coordinates the activities of workers, vendors, and outside contractors engaged in building maintenance, landscaping, and janitorial work. Ensures compliance with state and federal regulations. Prepares and files reports with government and regulatory authorities including environmental permitting. Assures that response regarding problems or requests related to production or regulatory needs are handled expeditiously. The work schedule of the Facilities and Maintenance Manager must be flexible in order to monitor requests, contractors, inspectors, and emergencies.


Essential Duties and Responsibilities:

?Creates, prioritizes, and reviews work orders and PM procedures as required to support the facility’s ongoing maintenance and operational needs.
?Manages internal labor and resources as required to support the facility’s ongoing maintenance and operational needs.
?Plans, schedules, and coordinates with outside vendors, contractors, and technicians performing facilities and maintenance related work.
?Manages vendor and contractor relationships related to the maintenance of the facility and grounds.
?Manages and reviews service contracts.
?Obtains and reviews prices for the procurement of parts, services, and labor related to the maintenance of the facility and grounds.
?Ensures that tools and equipment are maintained and serviced to established standards.
?Ensures that the facility is fully operational with all utilities functioning efficiently and reliably.
?Ensures that all utility systems are inspected in accordance with regulations.
?Checks completed work by vendors and contractors.
?Oversees the security of the buildings and grounds.
?Controls activities such as waste disposal and environmental compliance.
?Ensures compliance with all local, state, and federal regulations.
?Prepares and files reports with government and regulatory authorities including environmental permitting.
?Coordinates with local authorities such as fire and emergency response.
?Communicates workplace safety precautions to employees.
?Responsible for all facilities inspections, reports, and record keeping.
?Allocates facility (including office) space according to needs.
?Reviews plans for facility improvements and discuss equipment needs and modifications with leadership.
?Manages capital projects related to the maintenance of the facility and grounds
?Maintains Putzmeister America’s high standards of quality.
?Performs other duties as assigned or directed.


Qualifications:
?Proven experience as a facilities manager or relevant position.
?Well versed in technical/engineering operations and facilities management best practices.
?Knowledge of general maintenance methods, operating requirements, and safety procedures related to facilities management.
?Excellent verbal and communication skills.
?Excellent organizational and leadership skills.
?Strong analytical, trouble-shooting, and problem-solving skills.
?Project management skills.
?Knowledge of OSHA and environmental regulations.
?Willingness to assist team members when needed to accomplish team goals.
?Flexibility to respond to requests, contractors, inspectors, and emergencies.


Education/Certification/Training:
?Bachelor’s degree in facility management, business management, engineering, or related field preferred with 10+ years in a related position
?High School diploma or GED with 15+ years in a facility management role
?Certification in facilities management a plus


Physical Demands:
?While performing the duties of this job, the employee is regularly required to stand, walk, stoop, bend, and use hands to finger, handle or touch; frequently required to push and pull.
?Ability to regularly lift and/or move up to 30 pounds.


Work environment:
?While performing the duties of this job, the employee is in a typical office environment; occasionally exposed to noise, dust, and chemicals. Regular shop presence to observe assembly, mounting, testing and maintenance procedures.
?Safety glasses/goggles must be worn at all times while in designated areas of shop.
